Research ready data on market rentals does not exists in Canada.
A large proportion of Canada’s housing stock is privately owned market rental units. Over the past decade Canada has seen a sharp increase in private capital firms purchasing rental units. These changes lead to fluctuations in the prices and availability of affordable rental units.
These fluctuations are often lost in data, or not recorded at all.
A good grasp on the magnitude of the affordable housing supply in the private rental market is critical to understanding the overall state of affordable housing in Canada, especially net losses. Administrative data, the census, the CMHC’s Rental Market Survey, and property assessment databases capture about 70% of these fluctuations. We have three solutions in the works to fill in the 30% gap.
